PRIVACY POLICY

PURSUANT TO THE GRAMM-LEACH-BLILEY ACT OF 1999, EFFECTIVE JULY 1, 2001, APPRAISERS, ALONG WITH ALL PROVIDERS OF PERSONAL FINANCIAL SERVICES ARE NOW REQUIRED BY FEDERAL LAW TO INFORM THEIR CLIENTS OF THE POLICIES OF THE FIRM WITH REGARD TO THE PRIVACY OF CLIENT NONPUBLIC PERSONAL INFORMATION.

IN THE COURSE OF PERFORMING OUR SERVICES, WE MAY COLLECT WHAT IS KNOWN AS "NONPUBLIC PERSONAL INFORMATION" ABOUT THE SUBJECT PROPERTY, PROPERTY OWNERS, BUYERS AND/OR SELLERS. THIS INFORMATION IS USED TO FACILITATE THE SERVICES THAT WE PROVIDE AND MAY INCLUDE INFORMATION PROVIDED TO US BY OUR CLIENT, INFORMATION RECEIVED FROM OTHER RESOURCES SUCH AS PROPERTY OWNERS, AGENTS, AND REALTORS, AND INFORMATION DERIVED FROM THE PROPERTY INSPECTION.

IN ACCORDANCE WITH THE CONFIDENTIALITY SECTION OF THE ETHICS PROVISION OF THE UNIFORM STANDARDS OF PROFESSIONAL APPRAISAL PRACTICE (USPAP), WE WILL NOT DISCLOSE CONFIDENTIAL INFORMATION OR ASSIGNMENT RESULTS OTHER THAN AS FOLLOWS:  CONFIDENTIAL INFORMATION OR ASSIGNMENT RESULTS MAY BE DISCLOSED TO THE STATED CLIENT, PERSONS SPECIFICALLY AUTHORIZED BY THE CLIENT, STATE ENFORCEMENT AGENCIES, SUCH THIRD PARTIES AS MAY BE AUTHORIZED BY THE DUE PROCESS OF LAW, AND A DULY AUTHORIZED PROFESSIONAL PEER REVIEW COMMITTEE EXCEPT WHEN SUCH DISCLOSURE TO A COMMITTEE WOULD VIOLATE APPLICABLE LAW OR REGULATION.

THE USPAP DEFINES CONFIDENTIAL INFORMATION AS INFORMATION THAT IS EITHER IDENTIFIED BY THE CLIENT AS CONFIDENTIAL WHEN PROVIDING IT TO AN APPRAISER AND THAT IS NOT AVAILABLE FROM ANY OTHER SOURCE, OR INFORMATION THAT IS CLASSIFIED AS CONFIDENTIAL OR PRIVATE BY APPLICABLE LAW OR REGULATION.

WE RETAIN RECORDS RELATING TO PROFESSIONAL SERVICES THAT WE HAVE PROVIDED FOR A PERIOD OF TIME REQUIRED BY THE UNIFORM STANDARDS OF PROFESSIONAL APPRAISAL PRACTICE. IN ORDER TO PROTECT NONPUBLIC PERSONAL INFORMATION FROM UNAUTHORIZED ACCESS BY THIRD PARTIES WE MAINTAIN PHYSICAL AND PROCEDURAL SAFEGUARDS THAT COMPLY WITH OUR PROFESSIONAL STANDARDS.
